Local towns and villages
The property lies close to the borders of Charente, Dordogne, and Charente-Maritime, offering the best of three departments.
The property is set in a quiet rural location on a no-through lane, while remaining within easy reach of villages and amenities.
Approximately 6kms from the property, is Aubeterre-sur-Dronne, (16390) officially listed as one of les plus beaux villages de France.
This picturesque village is renowned for its underground monolithic church and the Romanesque Church of Saint-Jacques. Aubeterre offers a variety of bars, restaurants, art
galleries, artisan and pottery shops, brocantes and of course, the river beach with canoe hire, café, restaurant, bar and children's play area. A well equipped Spar with bread depot is a really useful addition to this quaint village.
Our local village is Saint-Romain (16210), a vibrant commune with a mini market with bread depot, church, and thriving village school serving a mixed community.
We have a 9-hole golf course within 5kms, with tennis club, often hosting a well supported Christmas market.
There are numerous local producers supplying pineau, honey, fresh farm eggs, goats cheese and other everyday necessities.
Nearby Chalais hosts a lively Monday market and provides practical amenities including a medical centre with doctors, dentist, physiotherapists, pharmacy, banks, butchers, boulangeries, and supermarkets (Intermarché and
Lidl), Bio (organic) shop, farmers market as well as bars, restaurants and a choice of schools from crèche to collège age (11-14)
Montmoreau, just over 10 minutes drive has all of these amenities plus an excellent Super U supermarket, a great crèche, maternelle, primaire and collège.
Just across into the Dordogne lies Saint-Aulaye, adding to the choice of nearby schools, shops, services and leisure options. A small and well supported cinema keeps up to date with new releases, screening the latest films in VO (Original language) once per week.
Saint-Romain enjoys an enviable location close to some of the most beautiful and historic towns of southwest France. The medieval village of Saint-Émilion, a UNESCO World Heritage Site, is world-famous for its vineyards and cobbled streets. Sarlat-la-Canéda offers a stunningly preserved old town and lively markets celebrating local gastronomy. The cathedral city of Périgueux blends Roman heritage with charming cafés and boutiques, while Brantôme, often called “the Venice of the Périgord,” enchants visitors with its riverside abbey and tranquil waterways. All are within comfortable reach for a perfect day trip from Saint-Romain.
The Atlantic coast is within easy reach, with elegant Bordeaux for shopping and culture, and seaside destinations such as Cap Ferret Arcachon, home to Europe’s highest sand dune, the Dune du Pilat.

We are happy to share the full (40+ page) document to those who are in a serious position to view the property

Both fosses will be emptied and all chimneys will be swept prior to new ownership
As with many traditional Charentaise longères, the house retains its original stone walls and fireplaces, which are central to its character and charm. To preserve this authenticity, the stonewalls have not been insulated with plasterboard, as this would compromise the property’s heritage features.
The house is comfortably heated with wood-burning stoves positioned at either end of theproperty, supported by heated towel rails in all bathrooms. Small electric radiators are installed in the bedrooms.
Each gîte also benefits from a wood burner (which can remain by negotiation), and heated towel rails in the bathrooms provide extra comfort. Each building is fitted with a lost cost VMC ventilator which runs 24/7
New roof and membrane 2024
New owners may want to consider heat pumps to enhance comfort in winter, but we like the cosy look and feel woodburners so have.
The house with it’s thick stone walls and shutters means that the house also remains cool in summer and retains heat in winter.

About us
We moved to here 19 years ago from the UK with our three children, then aged 6,11 and 14.
Having sold up in Sussex, we really had to hit the ground running, finding somewhere to call home, organising schools plus complete reams of paperwork!
We had only a small list of non-negotiables; lovely views, quiet location, not overlooked and heaps of potential!
The house was slowly transformed into somewhere that felt perfect for the five of us. The many rooms have evolved along the way, transforming from bedroom to office to bar, depending on our needs at the time!
It's now time for us to find somewhere smaller, still staying in the region, close to our grandchildren and to hand over the reins to a new owner.....
